The salient features that drive the final selection include:

  • General site grading. This will allow for assessment of the amount of cutting and filling of soil and hence determine the costs associated with the specific site selection
  • General soil condition and likely foundation type and costs
  • Availability of water from ground sources and nearby available sources
  • If the available water is not in compliance with what is required for the production of target products, the report will highlight the deviation from the regulatory requirement and steps for processing that will be required for bringing the source water to an acceptable level. The capital expenditure required for such up-gradation will be included in the total cost estimation of the project to be submitted as part of the concept design scope

Site Master Planning

The Site Master planning follows as the next step after site selection.

Proworks’s team will understand the objectives of the developers and look at their plans. The following sequential approach shall be adopted to develop the site master plan..

Project Objective:

  • The main objective of the project should be clearly defined and understood. This should cover the different products planned to be manufactured with the projected capacities along with the desired approvals/compliance’s (considering the target market) and the timelines.

Strategic Planning (Phase-out plan)

  • Strategic Planning looks at the project for the next 5 to 25 years. Here, the scope is the physical boundaries of the site. Concept plans, diagrams, and estimates of costs and schedules demonstrate how the strategic plan will be realized physically on the site. The master plan looks at the site in its entirety, laying a framework of how individual facilities relate to one another and a phasing schedule of how this will be realized on the site.

Local Regulatory Compliance

  • The site shall be developed in compliance with the guidelines and the statutory requirements laid by the local authorities / developing authorities.
  • The main factors reviewed include Permissible ground coverage, Permissible built-up area (FSI: Floor space index), Set back from the boundary, Permissible maximum height of the building, Parking area requirement, Open/green / plantation area requirement, Road network requirement.

Location & Orientation of the Buildings / Blocks

The location & orientation of each of the buildings shall be governed by factors like Type and category of the materials handled within the blocks, Operation requirements, Wind directions to avoid cross-contamination, Adjacent plot activities, Natural gradient of the site (for placement of ETP), Sequential & segregated flow of men & material (heavy vehicles), Emergency situation.

 

Building Floor Levels

  • The Finished floor levels of each of the buildings/blocks shall be governed by the factors like External road level, Internal Road levels, External nearest nalah/drainage level (maximum and minimum), Truck docking level for unloading and loading of goods, Internal drainage routing concept plan (below plinth or above plinth).

  • Basic planning will help to derive the tentative size and the floor requirements for all the blocks envisaged in the site.
  • This should cover the preliminary work to estimate all the functional area requirements and distribution of the same in the different blocks with respect to operability, centralized or distributed monitoring and control. The typical functional areas considered include Utilities (General & Block Specific), Quality Control and Quality Assurance, Administration, Canteen, Electric Substation, Fuel tank farm, Solvent tank yard, Effluent treatment plant and Incinerator, Scrapyard, Firewater storage & pump room, Raw/sources water storage tanks, Environmental health and safety, Security, Parking (trucks, cars, bicycles etc.), Excise office, Weighbridge, Recreation, crèche, Temple / Mosque.

Site Analysis

  • A primary step towards developing a master plan for the future is inventorying what resources and limitations the site possess today. Then, site analysis of these inherent characteristics of the site is carried out.
  • Through site analysis, existing site characteristics are placed into one of four categories: strengths, weaknesses, opportunities, and constraints (S.W.O.C.). Findings of the site analysis will help direct the plan of the facility/complex. 

Facility Amenities Planning

  • Once the tentative location and the orientation of all the blocks are finalized, it is important to plan the site infrastructure. Distribution of utilities (pipe rack marking), Effluent drainage network, Stormwater drainage network, Rainwater harvesting, Road network (easy for maneuver of 40ft / 60ft long containers), Pathways around the blocks, Parking, Firefighting system as per the hazard category (ordinary/low / high).

Landscaping

  • The Landscaping design plan shall be governed by factors like Low waste generating tree species, Green building requirements of turf area (if any), External Lighting proposals, Safety, Fire Brigade/ Internal Hydrant system, On-Site Emergency Plan for the proposed facility, Off-Site Emergency plan the proposed facility.
